This is the first phase of a two-phase effort, with grading to get underway for a second building at 2595 Enterprise Circle, as well. The new building is 295,641 square feet. It is designed to host up to four tenants. These tenants may include divisions of Greco & Sons, a national distributor of food products. In accordance with the Intergovernmental Agreement (IGA) with the DuPage Airport Authority (DAA), both the DAA and City shall approve any development proposal within the DBC that meets require- ments. The DAA Board will consider the GDIG Final Development Plan at its March 18, 2010 meeting, meaning that the City Council will need to consider the matter at its next available meeting on April 6, 2020. The attached draft Resolution references specific site plans and building elevations for the proposed development. The terms of the IGA require the City Council to approve the final development plan (and any amendments thereto) if it is in conformance with all of the controlling documents (the City's Airport Zoning District regulations and the DAA’s Minimum Design Standards). BE IT RESOLVED by the City Council of the City of West Chicago, in regular session assembled as follows: Section 1. The Landscape Plans prepared by Metz and Company Landscape Architects dated October 28, 2019 with a last revision date of January 22, 2020. 3. The Building Elevations prepared by Ware Malcomb Architects, Inc. dated October 28, 2019 with a last revision date of December 18, 2020. Section 3. That if the City Staff determines the parapet wall does not adequately screen rooftop mechani- cal units, individual screening shall be installed around the visible units to prevent views from the adjacent pub- lic rights-of-way.
