ITEM SUMMARY:
Mudassir Siddiqui, owner of the home located at 209 E Washington Street in the East Washington
Street Historic District, is requesting approval of a Certificate of Appropriateness for a previous roof
replacement on the home that was granted by the Commission under preliminary review at the last
meeting. The installed roof shingles are Timberline HDZ architectural shingles with a pewter gray col-
or to match the previous shingles. The applicant is also seeking approval to change the color of the
existing horizontal siding of the home to an Off-White shade. The existing color of the siding is a yel-
low hue around most of the home with a white colored vertical siding on the rear of the house. Please
see scope of work and photos for more details.

The building is a 1900 Queen Anne and according to the East Washington street Historic District sur-
vey the building is contributing to the District though is not indicated as a candidate for local landmark
status.

ACTION PROPOSED:

Consideration of previous roof shingle replacement and proposed siding color change at 209 E Wash-
ington Street.

**Scope of Work: Roof Replacement**


**Property Address**: 209 E Washington St, West Chicago, IL


**Overview**:

The roof replacement project for 209 E Washington St will adhere strictly to the InternaƟonal ResidenƟal
Code (IRC) for One and Two Dwelling ProperƟes as adopted by the City of West Chicago. This ensures
compliance with current building standards and guarantees the durability and safety of the roofing
system. All work will be conducted by licensed roofing professionals and will follow the manufacturer’s
guidelines for installaƟon.

**Roofing Requirements and SpecificaƟons**:


1. **Underlayment and Valley Lining**:

  - The roofing underlayment will include a minimum of No. 15 or 30-pound felt laid parallel to the
eaves.

  - Valley linings will be installed in strict accordance with the manufacturer’s installaƟon instrucƟons to
ensure waterƟght integrity and extend the roof’s lifespan.


2. **Ice and Water Shield ProtecƟon**:

  - Ice and water shield will be used in place of standard underlayment along the roof edge.

  - This protecƟon will extend from the eave’s edge to a minimum of 24 inches inside the exterior wall
line of the building, providing an addiƟonal barrier against ice and water infiltraƟon.


3. **Drip Edge InstallaƟon**:

  - Drip edges will be installed following the manufacturer's specificaƟons to protect roof edges from
water seepage and ensure that water is directed away from the fascia and underlying roof structure.
