We will address all roof penetrations and ensure proper flashing is in place. In the flat section, the roof has exceeded its expected lifespan, showing multiple signs of deterioration due to age. Additionally, the gutters are heavily clogged with organic debris. The visible damage to the membrane increases the risk of leaks and potential water infiltration into the interior. CONCLUSION Based on the condition report, we strongly recommend the following actions: * Complete roof replacement due to the overall deterioration and active leakage. + Installation of a new roofing system, which may include either a EPDM or TPO membrane on the flat area. In the pitched area, we recommend three different options of shingles systems, which are: IKO CAMBRIDGE, GAF or CERTAINTEED + Replacement of Gutters and Downspouts: To improve water drainage and prevent further dam- age.
