Roosevelt Road (Lots 3 and 4 of the Prairie Center Unit B PUD) will present a concept to amend the PUD to the Development Committee. The preliminary PUD was approved in 2002 and the final in 2004. Lots 1 and 2 have been developed with retail and office uses as planned, while Lots 3 and 4 remain vacant. Lots 3 and 4 were approved for 21,160-square-foot office buildings and limited to ORI-permitted uses. The owner—who also developed the overall project—now seeks to pursue more industrial uses, such as warehousing/logistics. This would require a PUD amendment to change the approved development plans and allow uses not permitted in the ORI District. The property is zoned ORI Office Research Light Industrial, while the City’s Future Land Use Map designates the area for multi-family residential. Surrounding uses include the development’s stormwater facility to the north, Arthur J. Lootens & Sons to the west, DuPage County Forest Preserve land to the south, and Aspen Ridge Apartments to the east. Access to Lots 3 and 4 is provided from Roosevelt Road through a shared drive that also serves Lots 1 and 2 and the adjacent office complex to the east. This is an unsignalized full access. ACTION PROPOSED: Discussion, following a presentation by the owner/developer, of the conceptual amendment to the Prairie Center Unit B PUD.
