ITEM SUMMARY:
CRG Acquisition, LLC is the contract purchaser of a vacant 17.59-acre parcel located on the west side
of Fabyan Parkway, approximately 400 feet south of Roosevelt Road (PIN 04-08-303-016). The
property is currently zoned ORI (Office, Research, and Light Industrial), is being farmed, and contains
no improvements. CRG is requesting approval of a Zoning Map Amendment to rezone the property to
the  M   (Manufacturing)    District,   which   would   allow   for   future   development  as  a
warehouse/manufacturing  facility. The  City’s Comprehensive  Plan  designates  the  property  for
Industrial use, which is consistent with the proposed zoning request.

The Plan Commission conducted a public hearing on January 6, 2026. No members of the public
spoke on the proposal. By a vote of 4 ayes and 0 nays, the Plan Commission recommended approval
of the request and adopted findings of fact supporting the recommendation, as set forth in Exhibit “B” to
the attached draft ordinance.
ACTION PROPOSED:
Discuss and provide a recommendation to the City Council regarding the Zoning Map Amendment
request by CRG Acquisitions, LLC to place the subject property in the M Manufacturing District.
COMMITTEE RECOMMENDATION:
This item was discussed at the January 12, 2026 Development Committee meeting and was
recommended for approval by unanimous voice vote.
