The 2.04-acre property is located on the west side of Howard Drive, approximately 330 feet north of Blackhawk Drive, and is zoned M (Manufacturing) District with an existing industrial use. The City’s Comprehensive Plan designates the property for Industrial use, which is consistent with the existing zoning. The proposed Minor Subdivision would divide the property into two lots. Lot 1 would contain the existing 18,343 square-foot industrial building and associated parking, while Lot 2 would contain an existing woodland area and is intended for future development with a 17,280 square-foot industrial building. The subdivision qualifies as a Minor Subdivision as it involves a single parcel along an existing public street, does not require public improvements, and would result in fewer than ten lots. Both proposed lots meet the dimensional requirements of the M Manufacturing District. A public hearing was not required for this request. At its January 6, 2026 meeting, the Plan Commission unanimously recommended approval of the Minor Subdivision, subject to conditions related to the provision of drainage, utility, and water main easements, and adopted the associated findings of fact. ACTION PROPOSED: Discuss and recommend to the City Council acceptance of the Plat of Subdivision at 1200 Howard Drive.
