The property is located in the M (Manufacturing) District, is currently unimproved farmland, and is designated Industrial in the City’s Comprehensive Plan, which is consistent with the zoning. The proposed Resubdivision would divide the property into two lots and three stormwater out lots. Lot 1, located primarily along Fabyan Parkway, would consist of approximately 21 acres, while Lot 2, located primarily along Poorman Parkway, would consist of approximately 16 acres. The remaining out lots would be used for stormwater detention. The petitioner intends to construct two warehouse buildings totaling approximately 677,433 square feet. Access to both lots would be provided from the future Poorman Parkway roadway, which is anticipated to be constructed in Spring 2026. A public hearing was not required for this request. At its January 6, 2026 meeting, the Plan Commission unanimously recommended approval of the Plat of Resubdivision, subject to conditions related to water main, stormwater management, and access easements, and adopted the findings of fact found in Exhibit “B” of the attached draft ordinance. ACTION PROPOSED: Discuss and recommend to the City Council acceptance of the Plat of Resubdivision of Lot 1 of Poorman Parkway Subdivision. COMMITTEE RECOMMENDATION: At their January 12, 2026 meeting, members of the Development Committee unanimously recommended approval of the Plat of Subdivision as presented.
