The applicant indicates that the existing second-floor windows and rear doors are in poor condition, with several of the windows allowing significant cold air infiltration and one window described as unstable and posing a potential safety hazard. The applicant states that, due to the overall condition of the second-floor windows, a complete replacement is necessary. The proposed new second-floor windows are described as black aluminum framing with tempered glass. The applicant states that the new windows will maintain the same architectural style and ap- pearance as the existing windows. The rear doors are also proposed to be replaced with black aluminum framing and tempered glass. The applicant describes the new doors as having a more modern commercial appearance. The applicant states that the overall architectural style and character of the building will remain the same and that the work is intended to improve the safety, energy efficiency, and appearance of the property. No product specifications or manufacturer cut sheets of the proposed windows and doors have been submitted with the application at this time. The purpose of this project is to improve the safety, functionality, and overall condition of the building by replacing the existing second-floor windows and rear exterior doors, which are currently in very poor condition. Several of the windows are deteriorated and allowing significant cold air infiltration into the units. In addition, one of the second-floor windows is unstable and at risk of falling, creating a potential safety hazard. Due to the condition of all second-floor windows, a complete replacement is necessary. The new windows will be constructed using black aluminum framing with tempered glass, while maintaining the same architectural style and appearance of the existing windows. The scope of work will include replacing the existing glass and window frames in order to improve the safety, efficiency, and overall appearance of the property. Additionally, the rear doors of the building will be replaced because they are also in poor condition and contribute to air leakage and energy inefficiency. The new rear doors will feature a more modern commercial appearance using black aluminum and tempered glass materials. These improvements are intended to enhance the safety, appearance, and energy efficiency of the property. The overall architectural style and character of the building will remain the same.
