ITEM SUMMARY:

Keith Letsche, owner of the single-family home at 209 E Washington Street, a residence located in the
East Washington Historic District, is requesting approval of a Certificate of Appropriateness to repair
and replace rotted and damaged fascia, soffit, and crown molding.  All materials will be replaced with
matching materials and painted to match the existing trim.  For a detailed breakdown of the scope of
work, please see the attached work estimate and photograph of the existing architectural details.  The
scope of work does not require a City of West Chicago building permit.

The home was commonly known as the William Reed House, it is an Italianate / Queen Anne, which
was constructed in 1874 and is a significant structure. No modifications are proposed for the home.

ACTION PROPOSED:

Consideration of a soffit, fascia, and trim repair at the home of 215 E Washington Street.

- All permits supplied by Apex Exteriors to be at an additional cost to the customer;  Added to final invoice amount
- Remove copper gutters as needed on front elevation to exposed damaged soffit areas.
- Inspect for any rotten areas after gutter removal and inspection of area of concern.  Any additional damage to be done on a Time & Material basis.
- Replace damaged soffit, fascia and crown molding.
- Paint front elevation gable vent with provided paint.
- Clean up all debris created from the above mentioned scope of work.
- Apex cannot guarantee exact profiles or color matches when repairing or replacing materials where some existing materials remain due to the age,
weathering, fading of existing materials. We will use best efforts to get colors as close as possible using locally available materials.
TERMS:  50% Deposit Due at Contract Signing with Remaining Balance Due Upon Completion
